Commercial Development 

As an essential form of business transportation, BOI has helped shape the size and structure of the local business landscape. Warehousing, office parks, hotels and aviation-related operations have been attracted to the efficiency, convenience and proximity of the airport. 

Landside Development Opportunities

BOI owns or controls more than 5,000 acres surrounding the airfield. The City of Boise has entered into a master development agreement with Boise Airport Industrial Holdings, LLC to offer build-to-suit opportunities on land owned by the Boise Airport. This entity has two non-aeronautical development areas available:

Boise Airport Area 1

Opportunity to build more than 1.1 million square feet of industrial space for warehouse, distribution and manufacturing companies on over 80 acres of land located along W. Victory Rd and in close proximity to the Boise Airport and easy access to the freeway.

Potential to build more than 1.4 million square feet of industrial space bordering S. Orchard St and W. Gowen Rd. Tentatively planning to construct four large buildings, all over 350K square feet in close proximity to the Boise Airport and easy access to the freeway.

A few recent projects have opened up more of our airfield for development, including much needed space for general aviation facilities, including hangar space.
